Formed in Sydney in 2013, Argus Property Partners is an independent property fund manager and investment house. We specialise in identifying and managing high quality Australian real estate investments on behalf of wholesale investors.

Braith Williams

Co-founder, Executive Director

Braith Williams was previously Chief Executive Officer for the Australian listed property trust, Trafalgar Corporate Group, and has more than 30 years’ experience in the corporate finance and real estate markets. Prior to joining Trafalgar Corporate Group in 1998, Braith spent 25 years in the banking and finance sector (including roles with Westpac, Boston Australia Limited, Mitsubishi Bank and Nippon Credit).

Braith has extensive experience in corporate and funds management, including working with investors, developers and financiers on a broad range of property transactions, such as residential, commercial and industrial property investment and development, property sale and lease-backs, lease securitisation, tenant lease negotiations and debt and equity raising. These roles have been carried out in both principal and adviser capacities. Braith has been involved in managing both registered retail managed investment schemes and unregistered managed investment schemes for wholesale and sophisticated investors.

Nick Harris

Before joining Argus Property Partners, Nick Harris was an Investment Specialist in the real estate funds management team at ASX listed property group Folkestone Limited. Prior to this, he was a Director in the real estate division at Grant Samuel. In this role, Nick participated across a broad spectrum of real estate advisory roles, including third party capital raising (debt and equity), establishing specialist real estate funds and development joint ventures, assisting clients with property related acquisitions and divestments as well as other corporate real estate advice.

Specific experience was also gained within the social and affordable housing sector where Nick provided strategic property advice to a number of high profile not-for-profit housing organisations. Prior to this, Nick was with Stockland Property Group, where he worked as an asset and forecasting analyst within the shopping centres division.

Tim Jarvis has considerable experience in the real estate investment industry, having previously worked with Investa Property Group as portfolio manager/analyst, AMP Capital (now Macquarie Asset Management) as portfolio manager/senior credit & equities analyst, Westfield as Non Executive Director and Agnitio Asset Management as managing director and responsible manager. In these roles Tim has raised capital, structured investment product, built teams and processes and driven investment returns. Having managed global and regional portfolios Tim understands the way the Australian real estate landscape is shaped by institutional and private capital. Tim also draws from his time as a business owner and fund manager of real estate in the fixed income, private credit, listed REIT and private equity markets, which will bring diversity of experience to Argus' stakeholders.

Prior to joining the Argus team, William held roles at Investa Property Group for over 8 years. William was the senior fund analyst at Investa for both the wholesale and listed commercial property funds which specialised in premium-grade office assets in Australian CBD markets. His role included complex financial modelling for property acquisitions and divestments, and he also participated in debt and equity raisings, leasing and investor communications.

Before Investa Office, William held the role of project analyst for Investa Land (now Avid Property Group) where he partnered with development managers to deliver residential projects in NSW. William holds a CPA and was an auditor for BDO Sydney.

Paolo joined Argus in 2024 and previously held roles in investment management with Lendlease Fund Management and as a Development Manager with several leading private NSW-based developers. Additionally, Paolo was the Director and Founder of GPA Capital & Partners Pty Ltd, bringing over 15 years of experience with publicly listed companies and leading private property development and finance lending companies to the Argus team. In these roles, he gained broad experience in complex financial modelling, feasibility analysis, and investor and board reporting. Paolo holds a Bachelor of Economics Degree (Finance) from the University of Sydney and a Master of Property Development from the University of Technology.

Before Grant Samuel, Jason practiced as a solicitor with Baker & Mckenzie and King & Wood Mallesons. Jason is also the chair of Girraffe, a proptech design solutions platform.

Garry was previously the Managing Director of Wilson HTM Investment Group (including on the board of Pinnacle Funds Management) and Managing Director of Barrepoint Advisory.

He has held an executive director role with Potter Warburg Corporate Finance and a senior executive role with Shaw and Partners. He is currently a non-executive Chair of Credit Repair and a non-executive director of Argus Property Partners.

He has previously held non-executive Chair roles at Oak Tree Retirement Group and Traffic Technologies (ASX: TTL).

At Argus Property Partners, we’re committed to acting in our clients’ best interests at all times. We work within a system of internal procedures and controls to ensure we comply with all relevant legal and regulatory requirements.

We’re licenced 

Argus Partners Managed Investments Limited acts as the responsible entity for all our investment offerings. Argus Partners Managed Investments Limited holds Australian Financial Services Licence number 289817.

Compliance

At Argus Partners Managed Investments Limited (APMIL) we adhere to all relevant provisions of the Corporations Law and its AFS Licence by adopting appropriate compliance measures, policies and procedures for the administration of the company.

As part of this process, we’ve developed a comprehensive Compliance Manual, setting out our compliance framework, compliance statements and compliance policies and procedures.

A key part of the compliance framework is the adoption of an Anti-Money Laundering and Counter Terrorism Financing Program. Our processes ensure we can identify, mitigate and manage the risk that the firm may unwittingly facilitate money laundering or financing of terrorism as well as customer identification and verification procedures.

We have a Privacy Policy that describes our process for protecting the privacy of personal information in line with the Australian Privacy Principles set out in the Privacy Act 1988 (Cth) and the Privacy Amendment (Notifiable Data Breaches) Act 2017, as amended from time to time.

We recognise the critical risk of a potential cyber security breach and have in place a range of measures to mitigate the risk. This includes engagement with a leading cyber security firm who provides regular risk assessment advice regarding potential threats, together with ongoing monitoring of all IT equipment for evidence of cyber breaches.

Identifying and managing risk is a critical part of assessing each and every investment opportunity. We have developed a thorough due diligence process, which is completed as part of each investment, encompassing physical, legal, financial and environmental risk factors.

The risk assessment and management process continue throughout the investment process, requiring regular re-assessment of threats to each asset, and implementing strategies to mitigate such risks. This includes continual assessment of market conditions and judgment of the optimal hold period for each asset.

Argus Property Partners works with industry leading insurance brokers to ensure that each Fund has the appropriate level of insurance in place, across both public liability and property.
