Property Description

The East Brisbane Development Fund (Fund) was established to invest equity into a Project to develop 169 Wellington Street, East Brisbane, QLD 4169 (the Property). The Fund has entered into a co-ownership agreement with RG Property and contributed 50% of the equity to acquire the Property and fund ongoing Project costs.

 

Investment Rationale

The Fund’s investment strategy is to achieve superior risk adjusted returns for Investors through the participation in a 50/50 development with the RG Property to develop a 10-storey residential apartment project in East Brisbane.  The Fund seeks to leverage the benefits of working with an experienced developer to deliver a high-quality residential apartment project in a market characterised by ongoing shortages and price appreciation. The project seeks to appeal to a range of buyer types including investors, upgraders and downsizers, attracted by the Projects location close to the Brisbane CBD, Kangaroo Point and opposite Raymond Park.

The Fund has a forecast Investor Equity IRR of 22.8% per annum (pre-tax, net of fees), equating to Investors receiving a forecast return (including return of capital) of $1.85/Unit for every $1.00/Unit invested (pre-tax, net of fees).
