The Health Hub Morayfield is a 13,164 sqm integrated healthcare facility located in Morayfield, Queensland which opened in 2018. The Property was purpose-designed as an integrated primary healthcare facility, servicing the needs of the local Morayfield/Caboolture catchment area and occupied by a number of medical and allied health providers, including a General Practice, as well as radiology, pathology, dental, rehabilitation and physiotherapy, private mental health, pharmacy, University of the Sunshine Coast clinical trials unit, café, 92 place child-care centre, NDIS carer support, relationship counselling, addiction counselling and audiology.

Investment Rationale

The Investment Manager acquired the Property to provide Investors with exposure to the expanding medical/healthcare real estate sector in Australia. This asset class is generating strong interest from investors due to the non-discretionary character of the spending in the sector and the relative low volatility of earnings. With the ageing of the population driving increasing government spending in the sector, and in the funding of the National Disability and Insurance Scheme (NDIS), there is expected to be further growth in underlying demand from tenants for healthcare related space, generating ongoing growth in asset values. The Property represented one of the leading integrated primary healthcare facilities with capacity to add value through leasing the vacant space.

The property was sold off-market to a listed real estate investment trust in July 2021 for a price of $110m.
